Here, we'll develop together a collaborative process on how to make your vision a reality.
Once we've aligned the essentials, we'll walk your property with you to gain a clear understanding of your space, its typography features, and geographic orientation. By doing this, we'll be able to provide recommendations on what would work best in the design we're about to develop.
Consequently, this is also where we'll present a comprehensive contract proposal for your consideration and approval.
We now solidify your ideas into design by crafting an initial draft of the floor plans, elevations, and sections. To make it more realistic, we'l combine this by presenting a mood or inspiration board where we put together various finishes, furnishing, decor, and ambience that fits the design and suit your taste.
In this step is where a rough estimate of budgetary cost will also be prepared based on the initial design created.
After the schematic design has been put into place, technical drawings will be developed through a collaboration with QD+A's allied construction professionals to ensure that every aspect of the design is accurate and safe. Rest assured that we work with licensed civil engineers, master plumbers, and electricians for the plan's specifications.
Once verified, the drawings will be presented for your approval, then will be subject for the allied professionals final review before proceeding to blueprints.
In order to communicate the design intent and provide precise instructions to contractors, builders, and other stakeholders involved in the construction process, a detailed and comprehensive sets of drawings and specifications (a.k.a blueprints and renders) are created and printed to enable contractors to bring our vision to life in a precise and coordinated manner.
We understand that finding the right contractor is crucial. You may hire someone you already know or trust, or we can also recommend from our list of partners that you can choose from.
Either way, we'll help you set a meeting with multiple contractors to explain the project and their scope, so they can provide you their prices, and you can choose the one that perfectly fits your budget.
As an added support, we'll also personally help you in sourcing out agreed Owner Supplied Material (or OSMs such as tiles, lighting fixtures, furniture, etc.) across various suppliers or distributors that we highly recommend.
Once contractor has been chosen, and quotes have been approved, a timeline of construction will be laid out, depending on the estimate of the contractor.
During this phase, part of our responsibility is to periodically check the progress to ensure that everything is according to plan, at the same time allowing us to send you updates should there be any additional approvals, or inevitable changes needed in the implementation of the design mid-construction.
The design completion phase involves a meticulous process of punch listing to identify and address any defects or necessary repairs before the final turnover of the project.
A punch list is a detailed checklist compiled by the project team, which comprehensively outlines any remaining issues, discrepancies, or unfinished items that may need attention to bring the project to perfection. The tedious punch listing process contributes to a seamless transition and ensures that the final product aligns with the intended vision and requirements of the project.
Once issues are rectified and the punch list is satisfactorily completed, the turnover process can commence.
During turnover, the completed project is officially handed over to the owner, marking the conclusion of the construction phase. This ensures that the client receives a meticulously finished and fully functional space, meeting the design specifications and quality standards outlined in the project documentation.
